Private property owners must have every electrical installation in their residential property evaluated and tested by a skilled and competent professional every 5 years. From July 1, 2020, the requirements will apply to all new stated tenancies in England, as well as all current defined tenancies from April 1, 2021. Any tenancy formed on or after June 1, 2020, is considered a "new specified tenancy."

EICR | Electrical Installation Condition Report
The inspection and testing of electrical installation systems are documented in an Electrical Installation Condition Report (EICR).
An EICR is used to verify whether an electrical installation is safe to use and in good repair. This is accomplished by:
Distribution equipment and final circuits are in good condition with all having a
thorough visual checkFinal circuits tested for satisfactory earthing arrangements
Insulation of conductors is tested
Polarity, & functional tests carried out to all circuits
Life saveing RCD’s tested
When it comes to selling your home
The buyer's surveyors will demand proof that any reportable domestic electrical work completed after January 2005 complies with the latest Building Regulations. There will be two methods for demonstrating compliance:
A certificate demonstrating that the work was completed by a qualified installer who is registered with one of the Electrical Self-Certification systems.
Or a local authority completion certificate stating that the installation complies with the UK Building Regulations. This, however, is contingent on the owner who requested the work presenting required electrical test certifications from a certified electrician upon completion of the installation.
Unsatisfactory Report | Action Required
If an Electrical Installation Safety Report detects immediate emergency repair work or necessitates 'further investigation,' the private landlord must ensure that the necessary job is completed by a qualified and capable professional within 28 days (or the period indicated in the report if it is less than 28 days), beginning with the date of the inspection process.
