Commercial Electrical Installations

Outstanding Commercial Services

Landlord Compliance

Private property owners must have every electrical installation in their residential property evaluated and tested by a skilled and competent professional every 5 years. From July 1, 2020, the requirements will apply to all new stated tenancies in England, as well as all current defined tenancies from April 1, 2021. Any tenancy formed on or after June 1, 2020, is considered a "new specified tenancy."

A private landlord must do the following after the examination and testing:

  • Acquire a report from the expert who conducted the assessment and test, which includes the inspection and test findings as well as the date of the next evaluation and test.

  • Keep a copy of that documentation until the next evaluation and test is due, then give a copy to the professional who will be doing the next inspection and test.

  • Within 7 days after receiving a written request from the local housing authority, provide a copy of that report to the concerned authority.

  • Within 28 days of the examination and test, provide a copy of the report to each existing tenant of the private residence.

  • Before every new tenant of the stated tenancy to which the report pertains inhabits those premises, provide a copy of the most recent report to that tenant; and any prospective tenant within 28 days of getting a written request for it from that potential tenant.
